1. They have to be pre-approved for a mortgage
If they are truly serious buyers, they need to get pre-approved for a mortgage before looking for a home. The pre-approval letter shows the sellers that they’re ready and capable of moving forward with an offer. They’ve have provided their lender all the necessary information to prove that they’re financially able to purchase a home. Being pre-approved puts a buyer in a much stronger position that one who has not gone through the pre-approval process.
2. Your house matches what the buyer is looking for
If a potential buyer walks in your door looking for a home but only some of their “Top 5 Needs” are met, chances are they are not a serious buyer! Examples of these needs could be, price range, location, size – specifying the number of beds and baths, and amenities like, gourmet kitchens fenced yards, a garage, etc.
3. The buyers will most likely be more critical of your house
Friendly and polite buyers taking a tour of your home are probably not seriously interested in it. The ones that are judging your house and pointing out flaws, may be seriously considering it. A good agent will coach their client to not show signs of interest if they are excited about a home. So don’t let their poker faces throw you off.
4. They come back for another look or two
Casual buyers will not come back for a second look, much less a third. A serious buyer will come back to check out the house again and possibly more times.
5. They exhibit “buying signals”
Good real estate agents are pay attention to what potential buyers are saying about your home. There are definitely clues that a serious buyer exhibits. True “buying signals” are things like; a buyer sitting down on the couch and imaging themselves in your home, or taking measurements for where their furniture will go, talking about making changes, etc.
6. They’ve been looking for sometime
It is highly unlikely that a buyer who is just starting the process will be ready to pull the trigger and write an offer. They are more likely to want to keep looking so they can compare yours to others on the market. Where as, a buyer who has been looking a while and further along in the process, won’t hesitate to write an offer if your home meets their needs. Especially if they are up against a deadline, like the beginning of a new job or the start of the school year.
