There is a difference. Working with home sellers, I often hear “I just want my home sold and I want to get the highest price for it”. Well let’s talk about that for a moment. In certain segments of the market you have to turn this statement into two. The number of buyers in these segments are limited. There are only so many sales that happen in a year. Price becomes more important if you want to be sold. Even more important is your condition. If you want to be sold you will have to be the best value for the money. Some times a price reduction is not what is going to sell your home. To ensure that you sell you are going to have to do some improvements to compete with those homes on the market.
What I am going to say next is not going to be really popular. Some times it is time that will sell your home sold for the most. In some segments that means years, not days. Average days on the market are just that, some sell in less and others take longer time to sell. In certain segments of the market there is only so many home buyers searching and that stays consistent. To sell you have to be the best value for the money. To be able to sell your home will take specific marketing on our part and some work on your part. Having patience will be your biggest asset.
